gkkworks provided preconstruction and general contracting services on this new single-story, $9.4 M, 21,583 SF facility, with a CM at-risk delivery. Preconstruction services involved constructability reviews, value engineering, cost estimating, and permitting support services. During this phase, we developed a Revit BIM model to facilitate trade bidding and construction coordination, which reduced construction issues and improved the construction schedule. We leveraged our lean delivery tools to enhance this innovative prototype MOB. For example, we used pull planning to facilitate a consensus agreement among the project team, and to help manage the process flow, conversations, and commitments. This resulted in improved work activity planning, production, collaboration, and predictability.
The facility provides primary care and pediatrics care, with a pharmacy, radiology, 4-station blood draw, and 29 examination rooms. Support spaces include administrative offices, conference room, break room, 2 IT rooms, janitorial closet, receiving room, materials management, 12 provider offices, and 13 nurse stations.
