Located at 17th and Welton Streets in the heart of the Denver Central Business District, the 589,000 SF Dominion Towers complex was originally constructed in the early 1980s. Shortly after their purchase of the property, Callahan Capital Partners embarked on a re-imagining campaign to maximize the property's strategic location and help re-energize the downtown commercial real estate market.
The public space renovation ushers the prime Class A property into the 21st century. The renovation focuses on the expansive ground-floor lobby and exterior plaza. The new environment centers on the quality of light and how it affects the spatial experience, reflected in the design concept. A prominent color feature wall at the back of the three elevator lobbies and transparent ceiling treatments further this concept. An extension of the space's cherry wood paneling floats in a contemporary application within existing granite core walls. Interior upgrades, including planting, furniture, and updated finishes, are also found throughout the ground-floor lobby. Other highlights include plaza and street improvements, including paving and lighting; and new exterior signage and tenant identification, including modern light boxes that incorporate exhaust shafts from the garage below.
